Covenants, Conditions & Restrictions for FairChang Isle Regions

within 24 hours or land will be reclaimed. If you have any problems with payment please IM Garth or Pituca FairChang. We do have alternate methods.

*Land resales are not allowed unless the monthly tier is paid first*

1.) By default buildings must be no more than 3 stories and 20 meters high in total.
Except on FairChang Vista sims: No more than 6 stories and 40 meters high in total.
* Please do not put signs above buildings. 'For sale' signs should be a ground level.

2.) Our sims are rated Mature with the premise that it is to be considered a family area with mature content to be kept in the confines of ones home. Skyboxes are welcomed above 200 meters minimum.

3.) In Residential sims no selling, stores and no commercial ventures of any kind. That means anything where L$ changes hands ! Also note that subletting is allowed in Urban sims (those with roads and rivers).
In Commercial sims we allow stores and Apartments. Any other use needs prior permission from the FairChang Management.

4.) All Homes, buildings and objects of any type must be kept within the confines of ones own land. They can be returned if not.

5.) Landscaping must not hang over or otherwise encroach on a neighbors property. Again they can be returned if not.

6.) All terraforming must be approved by the management.

7.) Waterways must be left intact and clear for other residents to use for boating. They may be cleared if you block them.

8.) Land parcels must not be divided or joined and may only be sold as a complete plot.

9.) There are to be no sandboxes other than those authorized by the management. Check out FairChang Island.

10.) Since these are resort communities please keep the architecture and landscaping in tune with the area.

11.) Please be considerate of your neighbors when using scripts or scripted objects, the management reserves the right to insist on any script or scripted object being removed.

12.) Only approved Security scripts are allowed. They MUST have a minimum of 20 seconds warning period to allow others to pass over or boat past. If you have a problem please consult with the management about placing any offenders on the Estate ban list. DO NOT USE ACCESS LIST. Ban lists may be used.

13.) The FairChang Isle Regions are to be a safe place to live and play, so please no harassment, stalking, littering or other anti-social behavior.

14.) You are responsible for the behavior of any guests that you invite to the Region.

15.) These are not Combat Regions and therefore combat is prohibited. Please leave your parcel set to 'Safe (no damage)'

**FairChang reserves the final word on any covenant rules**

FairChang management reserves the right to evict/reclaim land for non-compliance or non-payment.

These conditions may be updated from time to time.
